Here are the keys to a successful asphalt maintenance program!
To properly protect your brands pavement remember the key is having a good crack seal maintenance plan in affect. Crack seal protects the sub straight soils from being affected by water moving through the cracks in the asphalt. Your number one priority should be to protect the ground beneath the asphalt. As water penetrates the asphalt it moves the soils below the asphalt, causing compaction to deteriorate and the above asphalt to begin failing. In the winter the results are much more severe, as the water penetrates the asphalt or concrete it then freezes, expands and breaks up the pavement in a very bad way causing extensive damage.
So protect your asphalt and crack seal, if not done, it can be done before the season closes!
Seal coat rejuvenates the asphalt with its protective coating layered with two applications during installation. This should be done every 5-7 years.
Lot striping should be done with DOT approved marking paint. This should be done every 2-3 years.
Asphalt maintenance is very important to money savings and good look of your parking lot.
